Listing Submission Policy

This policy explains what is required to submit a listing on Land For Sale Colorado, how listings are reviewed, and how listing status and content must be maintained.

Who Can List

We accept listings for Colorado properties from:

  • Property owners (FSBO)
  • Licensed agents and brokerages
  • Agencies and authorized representatives


By submitting a listing, you confirm that you are the property owner or have authorization to market the property and share the listing content (including photos).

Colorado-Only Listings

All listings must be for properties located in the State of Colorado. Listings outside Colorado will be rejected.

Manual Review & Approval

All new listings are reviewed before being published. Listings are typically reviewed within 24 hours, but review times may vary due to volume, weekends/holidays, or the need for clarification.

We reserve the right to approve, reject, request edits, suspend, or remove listings at our discretion to protect buyers and maintain listing quality.

Minimum Requirements for Approval (FSBO-Friendly)

To be approved, a listing must include:


• A listing title
• A price (required)
• A property type selection (e.g., Land Only, Land with Buildings)
• A Colorado location (region + county or nearest town/city)
• Acreage or lot size (approximate is acceptable)
• At least 3 real photos of the property (phone photos are fine)
• A valid contact method through the website (email required)

We do not require an exact street address. Nearest town, general area, or GPS coordinates are acceptable for rural land.

Strongly Recommended (Not Required)

To help buyers and improve inquiry quality, we recommend including:

  • Access type (public road, easement, private road, unknown)
  • Utilities (electric, water, septic/well) as yes/no/nearby/unknown
  • Zoning (or “buyer to verify with county”)
  • HOA/covenants (if applicable)
  • APN/Parcel number (optional)

Photo & Content Rules

Listings must not include:


• Illegal, hateful, or obscene content
• Fraudulent or deceptive claims
• Malware, suspicious links, or irrelevant URLs
• Photos or text you do not have rights to use
• Watermarked images you do not own or have permission to publish


We may request photo replacements if images are unrelated to the property, misleading, extremely low quality, or heavily watermarked.

Accuracy & Updates

You are responsible for keeping your listing accurate and up to date, including price, availability, status, and contact information.

Listing Status Rules

Sellers must select the correct status and update it promptly if it changes. Allowed statuses may include:


• For Sale
• Under Contract
• Sold


If your property goes Under Contract or Sold, you agree to update the status within 7 days.


We reserve the right to remove or adjust listings that appear outdated, misleading, or repeatedly reported.

Duplicate Listings

Duplicate listings are not allowed unless the prior listing is removed/expired or the duplicate is needed to correct major errors and the old listing is removed.

Rejections & Removals

We may reject or remove listings for reasons including:

  • Missing required information
  • Non-Colorado properties
  • Spam or suspicious content
  • Repeated inaccurate or misleading information
  • Failure to respond to clarification requests
