1) About the Site

Land For Sale Colorado is an online marketplace for Colorado real estate listings. We provide a platform where users can view, submit, and manage listings. We are not a real estate broker, agent, MLS, escrow company, or legal advisor, and we do not participate in real estate transactions.

2) Eligibility & Accounts

You may need to create an account to submit or manage listings. You agree to provide accurate information and keep your account secure. You are responsible for activity that occurs under your account.

3) User Content & Listings

You are responsible for all content you submit, including listing descriptions, photos, prices, claims, and links. You represent that you own or have permission to post the content and to market the property.

By submitting content, you grant Land For Sale Colorado a non-exclusive, worldwide, royalty-free license to host, display, reproduce, and distribute your content on the Site and in marketing that promotes the Site and your listing.

4) Listing Review & Removal

All new listings are subject to manual review. We may approve, reject, edit, suspend, or remove listings at our discretion to protect users and maintain platform quality.

5) Prohibited Conduct

You agree not to:

• Post false, misleading, or fraudulent listings
• Post illegal, abusive, hateful, or obscene content
• Infringe intellectual property rights
• Attempt to hack, scrape, overload, or disrupt the Site
Send spam or unsolicited messages through the Site

6) Communications & Transactions Between Users

The Site may allow users to contact listing creators. We are not responsible for communications or transactions between users. Any transaction is solely between buyer and seller.

7) No Warranty

The Site is provided “as is” and “as available.” We do not guarantee the accuracy of listings or that the Site will be uninterrupted or error-free.

8) Limitation of Liability

To the maximum extent permitted by law, Land For Sale Colorado will not be liable for any direct or indirect damages resulting from use of the Site, reliance on listing information, or transactions between users.

9) Indemnification

You agree to indemnify and hold harmless Land For Sale Colorado from claims arising from your content, listings, or violation of these Terms.

10) Changes

We may update these Terms at any time. Continued use of the Site means you accept the updated Terms.
